NOTICE OF THE EXTENSION AND CHANGE OF NAME OF THE SUNDERLAND CENTRAL CONSERVATION AREA NOW TO BE KNOWN AS THE SUNNISIDE CONSERVATION AREA

NOTICE IS GIVEN under the Planning (Listing Buildings and Conservation Areas) Act 1990 that Sunderland City Council (“the Council”), as the local planning authority, has determined that the area described in the Schedule to this Notice (“The Schedule”) is an area of special architectural or historic interest, and that it is desirable to preserve or enhance its character or appearance. It has accordingly varied The Sunderland Central Conservation Area by extending it eastwards to include the southern parts of Villiers Street and Nile Street and southwards to include the northern part of Tatham Street more particularly described in the Schedule. The Sunderland Central Conservation Area shall now be known as the Sunniside Conservation Area.

The principal effects of this area being included within a conservation area are as follows:

  • 1 The Council is under a duty to formulate and publish proposals to ensure the preservation or enhancement of the area.
  • 2 Conservation area consent must be obtained from the Council for the demolition of all unlisted buildings (other than excepted buildings) in the area.
  • 3 Planning applications for development which would in the opinion of the Council affect the character or appearance of the conservation area must be given special publicity and representations received in consequence must be taken into account in determining the application.
  • 4 In carrying out any functions under the Planning Acts (such as determining applications for any planning permission and conservation area consent), the Council and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.
  • 5 It is an offence, subject to certain exceptions, to wilfully damage, wilfully destroy, cut down, top, lop, or uproot any tree in the area except with the consent of the Council.
  • 6 Permitted development rights under the Town and Country Planning (General Permitted Development) Order 1995 are more restricted than in other areas.
