PLANNING (LISTED BUILDING AND CONSERVATION AREAS) ACT 1990 SECTION 69: NOTICE OF VARIATION OF A CONSERVATION AREA
KELHAM ISALAND INDUSTRIAL CONSERVATION AREA
NOTICE is given under Section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990 that the Sheffield City Council has determined that the area described in the Schedule to this Notice is an area of special architectural or historic interest the character of which it is desirable to preserve or enhance and has therefore extended the Kelham Island Industrial Conservation Area boundary to include this area.
The effects of this area being included within a conservation area is as follows:
1. Conservation area consent will now be required for the demolition of all unlisted buildings in the area;
2. Planning applications for development, which would in the opinion of the local planning authority affect the character or appearance of the conservation area must be given publicity and representations received as a result of the publicity must be taken into account in determining the application;
3. It becomes an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the local planning authority;
4. The local planning authority are now under a duty to formulate and publish proposals for the preservation and enhancement of the area.

The land and buildings to be included in the Kelham Island Industrial Conservation Area in the City of Sheffield are:
107 Neepsend Lane, Sheffield, S3 8AT, extending to the opposite, south bank of the River Don.
111 Neepsend Lane, Sheffield, S3 8AT (excluding main warehouse), extending to the opposite, south bank of the River Don.
A 4 metre wide strip of land on the south bank of the River Don, within the northern part of the curtilage of Unit 1, Rutland Way, S3 8DG, extending to the opposite, north bank of the River Don.
Hydra Clarkson International Ltd, Penistone Road, Sheffield, S6 3AJ.
Factory 1, Hydra Clarkson International Ltd, Penistone Road, Sheffield, S6 3AJ, extending to the opposite, north bank of the River Don.
Factory 2, Hydra Clarkson International Ltd, Penistone Road, Sheffield, S6 3AJ, extending to the opposite, north bank of the River Don.
Philadelphia Weir, extending to the south west bank of the River Don, and beyond to the north eastern footway edge of Pensitone Road, south east along the frontage of Hydra Clarkson International Ltd, to is south east corner.
The precise boundary was shown outlined on the map that accompanied the resolution to extend the boundary of the Conservation Area.
