HUNTINGDON CONSERVATION AREA AMENDMENTS TO EXISTING BOUNDARIES

Notice is hereby given that on 13 December 2007, Huntingdonshire District Council designated the areas described in the Schedule to this notice as the Huntingdon Conservation Area, in accordance with section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990. This results in the extension of the existing Huntingdon Conservation Area.

The principal effects of the designation are as follows:

1. In exercising certain planning functions, including the determination of planning applications, special attention will be paid to the desirability of preserving or enhancing the character or appearance of the conservation area.

2. Planning applications for development, which will affect the character or appearance of the conservation area, will be advertised and representation made thereto will be taken into account.

3. Subject to certain exceptions, Conservation Area Consent is required for demolition of a building in the conservation area.

4. Anyone proposing to cut down, top or lop any tree in the area, subject to certain exceptions, is required to give the local planning authority 6 weeks prior notice of the works, otherwise they may be guilty of an offence.

5. Planning Permission is required for certain types of development that are elsewhere deemed as permitted development by the Town & Country Planning (General Permitted Development) Order 1995.

6. Advertisement Consent is required for the display of certain advertisements, which elsewhere may be displayed without consent.

A map showing the precise boundaries of the Conservation Area may be inspected, free of charge, during normal office hours at the Customer Service Centre, Centenary House, St Mary’s Street, Huntingdon. It is also available on the Huntingdonshire District Council website and at the Huntingdon Library, Dryden House, St Johns Street, Huntingdon PE29 3NU.

Schedule

From the playing field by Riverside, the boundary is in the centre of the River Great Ouse moving in a south westerly direction around the town. When level with the Riverside Mill, the boundary goes east to the northern bank of the river inlet, around the east side of the mill site to the B1044, over the B1044 and south around the boundary of 22 Bridge Place, west towards the A14 viaduct, northwest along the side of the A14 viaduct to the middle of the River Great Ouse. From here the boundary continues in a westerly direction, along the centre of Alconbury Brook, to the footbridge at Mill Common. Here it goes continues down the centre of Alconbury Brook until it goes directly west over the railway line and then north along the western boundary of the railway station site to meet Brampton Road. It then goes west along the southern edge of Brampton Road past the modern housing estate, and south around the western edge of the estate, east around the southern edge and then south to meet Alconbury Brook again. Here it goes west along the centre of the brook to meet Brampton Road. The boundary then crosses the road, still following the centre of Alconbury Brook which it follows by the side of the northwest boundary of the Hinchingbrooke House grounds. From here the boundary goes in an easterly direction around the perimeter of the Hinchingbrooke grounds to include the house and the school and then across the road to Hinchingbrooke Park where it continues in a northeasterly direction around the perimeter of the park grounds to the shelter belt of trees. Here the boundary goes northwest along the southern edge of the shelter belt to the end where it goes north, west, north and then east around the edge of Views Common. Level with 29 Elter Water, the boundary crosses under the A14 and goes to the edge of Views Common and then runs southeast to meet the underpass under the railway line. When under the railway line, the boundary turns north and runs along the edge of railway line embankment until it meets Ermine Street. It crosses Ermine Street and then turns southeast to cross St Peter’s Road. Here it runs along the rear boundary of the properties that front Ermine Street on the north side of the street, Ermine Court, and the northeastern boundary of the playground of Great Northern Street. It then goes east to meet the southern boundary of 20 Alder Drive and follows the southern boundaries of 21-40 Alder Drive and then turns north along the eastern edge of the boundary to 40 Alder Drive. It follows the eastern boundaries of 41-57 Alder Drive and 5 Hawthorn Drive, crosses Hawthorn Drive and runs north along the boundary of Spring Common, then north, southwest, northwest, northeast and then northwest again to meet St Peter’s Road. The boundary then goes northeast along the side of St Peter’s Road until it is opposite number 26. Here it crosses the road and runs along the right-hand side of the track to the right of number 26. At the end of the track it goes north east, to follow the boundary of the former prison site and along the northwest side of Westside to the northeast side of Northside, and along here back to meet St Peter’s Road. The boundary then re-crosses St Peter’s Road and goes southwest along the side of the road to the edge of Spring Common. It then proceeds east along the boundary of Spring Common, along the northern boundary of Spring House, Ambury Road and then north along the boundary of the common, around the recreation centre and other buildings that are built on the boundary to the right of the common, to just north of the tennis courts when it goes southeast, along the southern verge of Sallowbush Road and south along the western verge of Ambury Road. The boundary then goes along the western boundary of 37-15 Lammas Gardens, to include the road. Going south, it then follows the edge of the path that leads to Spring Common down to the boundary of 18 Ashton Gardens. It then runs along the western edge of 40-47 Ashton Gardens, goes east along the front boundary of 47 and 48 Ashton Gardens and then crosses Cromwell Walk to run east along the southern edge of the road and continues on that side of the road, past Ambury Road South where the road becomes Brookside. It continues along this side of the road until it is opposite 15 Nursery Road where it crosses the road and runs down the western boundary of 5 Nursery Road and the rear boundaries of 5-15 Tennis Court Avenue to meet the boundary of the Cemetery. Here it goes along the southwest side of the cemetery and then northeast until it is opposite 20 Priory Road, where it crosses the road and runs down the southwestern edge of the property and then northeast along the rear boundary of 20-1 Priory Road. It then crosses Priory Lane and goes south to American Lane to meet the boundary of the Allotment Gardens where it turns north to run along the side and then the rear boundary of the allotments, the front boundary of 28-39 East Street and part of the front boundary of 118 Hartford Road. It then crosses Hartford Road and runs along the edge of the playing field to meet the start of the boundary in the centre of the River Great Ouse.

There is an area within this boundary that is not part of the conservation area. The boundary runs along the eastern edge of Views Common where it meets the railway embankment, along the southern edge of the railway underpass, along the southern edge of Handcrofts Lane, crosses Ferrars Road, goes southwest and around the boundary of the Police Station in St Johns Street, crosses the road and runs along the rear and western boundary of 42 St Johns Street. It then goes east, around the boundary of 42 St Johns Street, and then crosses the end of Rosecrea Terrace and along the side boundary of 1 Rosecrea Terrace and the rear boundary of 1-8 Rosecrea Terrace, around the side boundaries of 8 Rosecrea Terrace and 28 St Johns Street, across to the rear boundaries of 26-8 St Johns Street and around the north and west sides of the building to the rear of the Old Post Office on George Street. It then goes south to meet the rear boundaries of Godwin House and 8-1 St Johns Almshouses. It then goes down the western boundary of 1 St Johns Almshouses to meet the north side of George Street, and runs west to meet the side boundary of Oliver House, 2 Brampton Road. It then goes north along the rear boundaries of 2-5 Brampton Road, the front boundary of 6 Laurel Court, the front and side boundary of 5 Laurel Court and the front boundaries of 4-1 Laurel Court. It then goes down the side boundary of 9 Brampton Road to meet the north side of Brampton Road and then goes north again along the edge of the railway line and then over to the boundary of Views Common to meet where it started.
