WELLOW AREA

NOTICE IS GIVEN under the provisions of the 1990 Act that Bath and North East Somerset Council (“the Council”) has determined that the area described in the Schedule to this Notice is an area of special architectural or historic interest, and that it is desirable to preserve or enhance its character or appearance. It has accordingly designated an extension to the Wellow Conservation Area on 15th August 2007, so as to include this area.

The principal effects of this area being included within a Conservation Area are as follows:

1. The Council is under duty to prepare proposals to ensure the preservation or enhancement of the area.

2. There are additional planning controls over the demolition of buildings in the area.

3. Six weeks’ notice must be given to the Council before works are carried out to trees in the area.

4. Special publicity must be given to planning applications for development in the area.

5. In carrying out the functions under the Planning Acts (and, in particular, in determining applications for planning permission and listed building consent), the Council and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.

SCHEDULE:

The Wellow Conservation Area is extended to include the area bounded by the following description:

The south-western corner of the Conservation Area is the far edge of the property boundary of Old Orchard at the corner of the crossroads formed by Littleton Lane and the track running northwards. The boundary extends northward along the edge of the track and continues north east along the boundary of Old Orchard, following the northern boundaries of properties up to just above the southern corner of the Playing Field. The boundary takes in the playing field and the playground then continues down to the rear boundary of Wellow House. Here the boundary continues generally eastward taking in Weavers Barn, across the road at Alma Place. The boundary continues south east behind and including Alma Place then follows the irregular line of property boundaries behind the cottages and Manor House. The boundary then continues generally northward taking in the curtilage of the Manor House and Manor Barn, crossing Farm Lane just north of Manor Barn and continuing down the rear boundaries of Manor Lodge and Manor Stables. The boundary turns north eastward and continues behind and including the large green area next to Church House, and the field behind the church. It then follows a curving line which follows and includes the line of the former coal canal down to where it meets the line of the dismantled railway. The boundary then turns sharply westward and continues back along and including the line of the old railway including the viaduct and banks all the way up to where it meets Mill Hill. At this point the boundary turns generally southward alongside and including Mill Hill, over Wellow Brook and taking in the old orchard on the south side of the brook. The boundary runs around the property boundaries of The Water Mill and Mill Farm House before turning north east along the western property boundaries of the buildings on Railway Lane until it joins up with the line of the dismantled railway just south of The Steam Mill. At this point the boundary turns sharply south west and continues along and including the line of the old railway and banks, down where it crosses the line of the field boundary which runs down just east of Morcroft. Here the boundary turns sharply north west and follows the field boundary up to where it meets the road, at which point it turns generally west, following and including the line of the road until it meets the starting point at the north east corner of the crossroad adjacent to Old Orchard.
