NOTICE OF CONFIRMATION OF ARTICLE 4 (2) DIRECTION: CHIRK CONSERVATION AREA

Notice is hereby given that the Wrexham County Borough Council of the Guildhall, Wrexham (hereinafter called “the Council”) has confirmed a Direction pursuant to Article 4(2) of the Town and Country Planning (General Permitted Development) Order 1995. The effect of the Direction is that the types of development specified in the Direction may no longer be carried out at the properties specified below without a grant of planning permission from the date (see below) it came into effect. These relate to certain forms of development of dwelling houses and their curtilages. Such development cannot be carried out unless planning permission is granted by the Council on an application made to them. No planning application fee will be made for applications required as a result of this Direction. The properties to which this Direction relates are: All those dwelling houses more particularly delineated by a red line on the plan attached to the Direction and including Church Street, Trevor Road, Queens Square and parts of Holyhead Road, Station Avenue, Castle Road, Colliery Road and St Mary’s Court, Chirk, Wrexham. Development for which planning permission will now be required are those listed in Paragraphs (a) to (j) inclusive of Article 4 (5) of the Town and Country Planning (General Permitted Development) Order 1995 which includes the following: (1) enlargement of dwelling houses including the erection of structures or laying of hard surfaces within their curtilages; (2) change of material to external walls of dwelling houses including external doors, windows, window frames, rainwater goods and other external items and painting of those items (other than re-painting in the same colour); (3) any other alterations to the fenestration and external doors of dwelling houses; (4) any other alterations to the roofs including chimneys of dwelling houses (including provision of roof lights); (5) installation of satellite antennae on dwelling houses or within their curtilages; (6) alterations to, or the demolition of, boundary walls or other means of enclosure; insofar as such development would front onto a highway, waterway or open space. The Direction has effect from 6 September 2002. A copy of the Direction and of the plan attached thereto may be seen at the Guildhall, Wrexham, during normal office hours.
