CHEW MAGNA CONSERVATION AREA

Notice is given under the provisions of the 1990 Act that Bath and North East Somerset Council, has determined that the area described in the Schedule to this notice is an area of special architectural or historic interest, and that it is desirable to preserve or enhance its character or appearance. It has accordingly designated an extension to the Chew Magna Conservation Area on 23 December 2002, so as to include this area. The principal effects of this area being included within a conservation area are as follows: 1. The Council is under a duty to prepare proposals to ensure the preservation or enhancement of the area. 2. Consent must be obtained from the Council for the demolition of any building in the area. 3. Six weeks notice must be given to the Council before works are carried out to any tree in the area. 4. Special publicity must be given to planning applications for development in the area. 5. In carrying out the functions under the Planning Acts (and, in particular, in determining applications for planning permission and listed building consent), the Council and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area. D Davies, Head of Planning Services Schedule The Chew Magna Conservation Area is extended to include the area bounded by the following description. The western edge of the boundary is the west edge of Dark Lane. The boundary continues northwards along the west side of the gardens of Manor Cottage, Little Gables and the garage to Little Gables. At its north-west corner the boundary turns eastwards along the northern boundary of Ivy Terrace and Magna House. The boundary then turns northwards along the west side of Nutgrove Lane before turning eastwards along the northern edge of the parkland to the north of The Rookery. The boundary continues on the northern edge of the garden of Woodmead before turning south along the east edge of Chew Hill to the north edge of the gardens of the five modern houses to the north of Sprat’s Bridge. The boundary continues eastwards along the northern edge of the gardens of the two north-western modern houses of Streamside before running northwards along the western edge of the gardens of Fairfield Lodge and Fairfield Nurseries before crossing Butham Lane. It then runs eastwards to the north edge of North Elm Farm to its north-east corner before crossing Norton Lane and turning southwards along the east edge of Norton Lane. The boundary continues southwards along the east edge of Norton Lane until turning eastwards along the north edge of the garden of Croft Cottage. The boundary then turns southwards along the east edge of the gardens of properties on the east side of Norton Lane before crossing Stanton Road (B3130) and continuing along the east edge of the farmyard of Bridge Farm turning westwards along the south edge of Bridge Farm. The boundary then runs southward along the east bank of Winford Brook before turning west along the south bank of the River Chew. The boundary then continues south along the east edge of Tunbridge Farm until it reaches it south-east corner and turns west along the south boundary of Tunbridge Farm. It then turns south along the east edge of Tunbridge Barn field where it turns west along the south edge of Tunbridge Barn field. The boundary then crosses Tun Bridge Road and turns north along the west side of Tun Bridge Road and continues northwards to the southern edge of Coach House. The boundary then turns north along the west boundary of Coach House, Fisher’s Lodge and Tunbridge House before turning east on the south edge of Tunbridge Close and then north along the west edge of Tun Bridge Road to its junction with Dumpers Lane. The boundary then turns west along the south edge of Dumpers Lane to Dumpers Farm where it turns south along the east edge of Dumpers Farmhouse. The boundary then runs west along the south of Dumpers Farmhouse to Dumpers Cottage where the boundary then turns south and runs west along the south edge of the River Chew before turning north along the west bank of the River Chew to the field boundary below Crickback Bridge. The boundary then turns west along the south edge of the field boundary below Crickback Bridge before turning north at it south-west corner. The boundary then runs north along the west edge of the orchard to the west of Crickback Cottage until it reaches the south edge of Woodbine Farm where it turns west to Chew Lane. The boundary turns south along the east edge of Chew Lane and crosses Chew Lane to the south edge of the gardens of Highfield House. The boundary then turns northwards along the east edge of Sandford. The boundary then crosses Chilly Hill Lane and continues northwards along the west side of Chilly Hill Lane where the boundary crosses the Winford Road (B3130). The boundary turns eastwards along the north edge of Winford Road to meet the west edge of Dark Lane at its south end.
