PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990, SECTION 69
CUCKOO’S NEST CONSERVATION AREA
Notice is given under the Planning (Listed Buildings and Conservation Areas) Act section 69 that the Chester City Council being the local Planning Authority for the area has determined that the area described in the Schedule to this notice is an area of special architectural or historic interest the character of which it is desirable to preserve or enhance has therefore designated this area as Conservation Area. The effect of the designation of the Conservation Area is as follows: 1. Conservation Area consent will now be required for the demolition of all unlisted buildings (other than excepted buildings) in the area: 2. Planning applicaions for development which would in the opinion of the Local Planning Authority affect the character or appearance of the Conservation Area must be given publicity and representations received as a result of the publicity must be taken into account in determining the application; 3. It becomes an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the Local Planning Authority. 4. The Local Planning Authority are now under a duty to formulate and publish proposals for the preservation and enhancement of the Area. A map of the Conservation Area may be inspected, free of charge, during normal office hours at the office of the Local Planning Authority at The Forum, Chester CH1 2HS. Schedule Description of Designated Conservation Area Land at Cuckoo’s Nest, Putford, near Chester, comprising: 1. Wrexham Road; from a point where the stream that flows to Balderton Brook passes below Wrexham Road, (being approximately 200 metres south of the junction with The Straight Mile) southwards to a point approximately 120 metres south of Wrexham Road’s junction with Oldfields Road. (a) To the western side of Wrexham Road the following dwellings, their garden and curtilage buildings are included; Melling House, Cuckoo’s Nest Farm, The Cottage, Alpha, Wayside and Hawthorn Cottage. (b) To the eastern side of Wrexham Road the area extends to and includes the belt of woodland to the east of the Estate Yard and to the west of the former brickworks site. Included is the entire Cuckoo’s Nest Estate Yard, The Superintendents House (Cuckoo’s Nest House) and its Bothy. 2. Oldfields Road; from its junction with Wrexham Road, in a westerly direction to a point coincidental with the property boundary between Oldfields Lodge and Wheatfield, including the hedged boundary on the southern side of Oldfield Road. (a) To the northern side of Oldfields Road the following properties, their gardens and curtilage buildings are included; Meadow View, Damson Cottage, Poplar Cottage, Sunnyside and Wheatfield (Oldfield Lodge is not included in the Conservation Area).
