SOUTH OXFORDSHIRE DISTRICT COUNCIL
NOTICE, BY SOUTH OXFORDSHIRE DISTRICT COUNCIL, OF THE DESIGNATION OF AN EXTENSION AND ALTERATION TO THE WALLINGFORD CONSERVATION AREA UNDER SECTION 69 OF THE PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990
South Oxfordshire District Council has amended the boundaries of the Wallingford Conservation Area as of the 5th April 2018, to remove existing areas and to include new areas. The changes are as follows:
The area which forms part of the Wallingford School site has been removed
The Bungalow (Winscot), Station Road has been removed
Numbers 5 and 6 Wyndham Gardens have been removed
The the public right of way to the rear of Barncroft alongside the Bullcroft has been included Blair Lodge, Reading Road has been included
Chalmore House, Holbrook House, Herries, Ecclesbourne, The Firs, Alderstowe and Fynamore, all of Reading Road, have been included
CONSEQUENCES OF DESIGNATION
Local authorities are required to take in to account the need to preserve or enhance the area’s special character when deciding whether to grant planning permission in a conservation area.
In conservation areas, planning permission is required for some changes that would normally be classed as ‘permitted development’ including;
• Demolition of a building
• Single storey extensions that extend more than 3 metres beyond the rear wall of the house
• Extensions at the rear of a house more than a single storey
• Any extensions at the side of a house
• Additions, alterations or extensions to roofs e.g. dormers
• Cladding any part of the exterior of the house with stone, artificial stone, pebble dash, render, timber, plastic or tiles
• The installation of chimneys, flues or soil and vent pipes on either the principle (front) or side elevation of a wall or roof slope which is fronting a highway
• Buildings incidental to the enjoyment of a house, eg detached garage or garden shed, if situated between a side elevation of the house and the boundary of the curtilage of the house
• The installation of satellite dishes or antennae on a chimney, wall or roof slope which faces onto and is visible from a highway, or on a building which exceeds 15 meters in height
• The installation of solar panels on a wall which fronts a highway or on the roof slope of non-domestic buildings which fronts a highway
• Some change of uses
Additionally, six week’s notice must be given to the council before carrying out works to trees in a conservation area, which gives the council time to enact a tree preservation order if it’s considered necessary.
