PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990
THE PLYMPTON ST MAURICE CONSERVATION AREA
NOTICE is hereby given that Plymouth City Council as the Local Planning Authority under the provisions of Section 69 of the Planning (Listed Buildings & Conservation Areas) Act 1990, has reviewed and amended the boundary of the Plympton St Maurice Conservation Area originally designated on 10 December 1968 and extended on 4 March 1977. The revised Conservation Area was formally designated at the meeting of the Planning Committee of Plymouth City Council on 29 January 2008 as an area of special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance, and is described in the Schedule attached to this Notice.
SCHEDULE
From the north eastern corner of 3 Manor Park Close, the boundary follows the line of the Ridgeway westwards to its junction with George Lane, then south along George Lane for approx. 98 metres, then west along the northern and western boundary of the ‘Pathfields’ to the western boundary of Castlehayes Cottage, west along Barbican Road, around the eastern and northern boundaries of Ilbert and Woodbine Cottages to Dark Street Lane, south along Dark Street Lane, Underwood Road and Back Lane for approx. 260m. Then west along a small stream for approx. 280m, then south and east along fi eld boundaries to Back Lane, east along an unnamed road north of Allotment Gardens to New Barn Hill, then north along New Barn Hill, along the eastern boundary of 25 Longbrook Street, around the southern and western boundaries of Longcause School, along the western boundary of 12 Longcause, east for 40m along Longcause then north along the eastern boundary of St Peter’s Convent to the starting point.
THE EBRINGTON STREET CONSERVATION AREA
NOTICE is hereby given that Plymouth City Council as the Local Planning Authority under the provisions of Section 69 of the Planning (Listed Buildings & Conservation Areas) Act 1990 has designated a Conservation Area at Ebrington Street, Plymouth. The Conservation Area was formally designated at the meeting of the Planning Committee of Plymouth City Council on 29 January 2008 as an area of special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance, and is described in the Schedule attached to this Notice.
SCHEDULE
From the junction of Tothill Avenue and Lipson Road, the boundary follows the line of Lipson Road west to Regent Street, west along Regent Street, south along North Street, west along Hewer’s Row to Trafalgar Street, west along the rear boundaries of 52-62 Ebrington Street, west along Constantine Street, south along Hampton Street, along the eastern boundary of Charles Cross, along the southern boundary of the Rawlin Homes, then east along the service lane between 47-67 Ebrington Street and 47-67 Exeter Street, along the southern boundary of 71 Ebrington Street, 1-9 Beaumont Road and Holy Cross church, then along the southern side of Beaumont Road, and North along Tothill Avenue to the starting point.
The principal effects of both designations of the Conservation Areas are as follows:
1. Conservation Area Consent is required for the demolition or substantial demolition of all unlisted buildings (other than excepted buildings) in the Conservation Area.
2. Planning applications for development which would in the opinion of the Local Planning Authority affect the character or appearance of the Conservation Area must be given publicity and representations received as a result of the publicity must be taken into account in determining the application.
3. Permitted development rights are more restricted in the Conservation Area.
4. It is an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the Local Planning Authority.
5. The Local Planning Authority must formulate and publish proposals for the preservation and enhancement of the Conservation Area.
