Town and Country Planning
Maidstone Borough Council
EXTENSION TO OTHAM CONSERVATION AREA BOUNDARIES
Description of proposal: The new extension of the Conservation Area includes St. Nicholas Church (GI), Church House (GII), The Rectory (GII), and surrounding properties along Church Road and Otham Street.
Reason: The justification for this extension is the preservation of the green space between St. Nicholas Church and the village, which has remained unchanged since the 14th century. This area also has historical significance due to the construction of the Gore Court (GII) in the late 15th century. The extension of the boundaries aims to protect the Medieval character of the area and its historical ties to the village.

EXTENSION TO DETLING CONSERVATION AREA BOUNDARIES
Description of proposal: The new extension includes the Village Hall and the Pilgrims Way public right of way, incorporating ‘Tawanda’ and the cricket ground, both of which are assets tied to the historic estate of East Court.
Reason: East Court and the new dwellings within its grounds maintain the character of the area and positively impact views from Pilgrims Way and Detling Hill, enhancing the Conservation Area.
The extension will also encompass other historic structures related to East Court, such as the former listed dovecote, which enrich local views and hold architectural significance. Additionally, the extension to the west will feature the village shop, a play area, and a field, contributing to the character of the rural village and offering scenic views across the landscape. EXTENSION TO BEARSTED CONSERVATION AREA BOUNDARIES
Description of proposal: The new extension includes the railway station and several other buildings along Ware Street, extending west to areas of more modern development. The suggested extension would end with Sandy Mount Farmhouse on the southern side of Ware Street and 30-36 (Even) Ware Street to the north. The changes in the boundaries also include the removal of a section to the southeast, owned by Bearsted Woodland Trust.
Reason: The historical importance of the railway station (GII) to the development of the village as well as the notable survival of many special architectural features; the surviving railway heritage landscape, which includes the existing goods shed and coal yard; and the age and character of the other surviving buildings, all of which were built in the Victorian period or earlier. They include several attractive dwellings and the village’s Methodist church.
