PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990 - SECTION 69
ROBERTSBRIDGE & NORTHBRIDGE STREET CONSERVATION AREA
NOTICE is given under the Planning (Listed Buildings and Conservation Areas) Act 1990 Section 69 that the Rother District Council after consultation has determined that the area described in the Schedule to this Notice is an area of special architectural or historic interest the character of which it is desirable to preserve or enhance and has therefore designated this area as a Conservation Area
The effect of the designation of the conservation area is as follows:
- 1 Conservation Area consent will now be required for the demolition of all unlisted buildings (other than excepted buildings) in the area;
- 2 Planning applications for development which would in the opinion of the local planning authority affect the character or appearance of the conservation area must be given publicity and representations received as a result of the publicity must be taken into account in determining the application;
- 3 It becomes an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the local planning authority
- 4 The local planning authority are now under a duty to formulate and publish proposals for the preservation and enhancement of the area.
- 5 In carrying out functions under the Planning Acts (e.g. determining applications) the desirability of preserving or enhancing the character or appearance of the area will be taken into account.
- 6 A map of the Conservation Area may be inspected free of charge during normal office hours at the Community Help Points of the local planning authority at Town Hall, Bexhill-on-Sea, East Sussex and 6 Market Square, Battle, East Sussex.
Schedule
Land at Robertsbridge, East Sussex, namely: All that land and buildings enclosed by a boundary which is briefly described as follows: commencing at the northern extremity of the High Street at the northern curtilage of No.2, the boundary then takes the rear line of the curtilages of the properties on the east side of the High Street, then extends eastwards to include Prince Albert Terrace and returns southwards to include Norman Villas. At the northern edge of the curtilage of No. 18 Fair Lane, the boundary again turns eastwards and extends to include No’s 18 –28 Fair Lane. The boundary then turns across the road and returns to run westwards and include the southern side of Fair Lane, including No’s 29-31, and follows a south-westerly direction to include the south-western boundaries of the curtilages of Wesley Cottage and St Mary’s Vicarage. The boundary then projects eastwards to include some outbuildings at Grove Farm, and No’s 1 & 2 George Hill Cottages. The boundary then crosses the George Hill, and includes No’s 1-3 George Close, and The George Public House. Here the boundary turns westwards and runs along the southern side of Piper’s Lane, until the Darwell Stream, where it turns northwards across Station Road, to include Provident Cottage. The boundary continues northwards to include the western boundaries of the curtilages of the built settlement, including Bennetts Yard, Bakery Place, Headley Terrace and Pelham Walk, before returning eastwards to include No.1 at the northern extremity of the High Street The whole of the High Street is included in the Conservation Area.
In addition, a second parcel of land at Northbridge Street, enclosed by a boundary commencing at the southern boundary of the curtilage of Salisbury House, enclosing this curtilage and then proceeding in a north-easterly direction alongside Mill Stream, to include the properties No’s 6-34 on the southern side of Northbridge Street. The boundary then turns northwards, crossing Mill Stream, to follow the eastern boundary of No. 6 Northbridge Street, and follows the road eastwards up to the junction with the A21, where the boundary turns northwards, enclosing No’s 1- School Terrace, the Old School Building, No’s 1-3 Silverdale Cottages, Homestead Barn and Plumtree Cottage. The boundary continues northwards to include land to the north of Plumtree Cottage, before turning west to cross Northbridge Street at the Northernmost edge of the curtilage of Brook House (in line with that of Pound Platt). The boundary then turns south to follow the western edge of the curtilage of Brook House, then continues in a south-westerly direction to run along the rear edge of the curtilages of the properties on the north-eastern side of Northbridge Street, to include these properties. The boundary drops south at No. 21, and then continues in its south-westerly direction along the road itself, excluding No’s 23-24, The Gables, Millbank, Kingswood, Anroca and Vue Valaise. The boundary then projects to the north-west to include a small parcel of land, before returning to the road, then projects west again to include the southern part of the Mill site, to include the Mill building and pond, and the oast building, before following the River Rother eastwards back across The Clappers to rejoin the curtilage of Salisbury House.
