FOREST SOUTH EAST (EAST BOLDRE TO EAST END, DISPERSED DWELLINGS / SETTLEMENT WITHIN ARABLE LAND, NORLEYWOOD, PYLEWELL PARK, ESTATE FARMS AND COTTAGES, NEWTOWN PARK AND FARM, PORTMORE, WALHAMPTON AND SCHOOL, WARBORNE INCLUDING VICAR’S HILL, BULL HILL AND PILLEY, BOLDRE CHURCH, HEYWOOD MANOR AREA, BOLDRE VILLAGE, ELMER’S COURT)
CONSERVATION AREA
NOTICE IS HEREBY GIVEN under the provisions of the Act that New Forest National Park Authority (“the Authority”) has determined that the area described in the Schedule to this Notice is an area of special architectural or historic interest, and that it is desirable to preserve or enhance its character or appearance. As a result, on 24 January 2008, the Authority designated the area as a “conservation area”.
The principal effects of the designation of this area as a conservation area are as follows:
1. The Authority is under a duty to prepare proposals to ensure the preservation or enhancement of the area.
2. Consent must be obtained from the Authority for the demolition of any building in the area.
3. Additional publicity must be given to planning applications for development in the area.
4. In carrying out any functions under the planning acts (and, in particular, in determining applications for planning permission and listed building consent), the Authority and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.
5. Six weeks’ notice must be given to the Authority before works are carried out to any tree in the area.
Schedule
The boundaries are:
In a clockwise direction, from the north side of Bridge Road at the junction with Undershore Road, south west to Lymington River, following the river north to the footbridge at Shallow Lane. West to the junction with Boldre Lane, north following the western edge of the road before turning west and then north to encompass the land including The Heritage and Maycroft up to Tweed Lane. West following the southern edge of the lane, turning south west to encompass the land including Boldre Hill House, Boldre Hill Cottage, Brines and Boldre Hill Lodge, returning to Rope Hill to include land including South Lodge and along the north boundary of Hill House School. Following the western boundary of the fields adjoining Royden Lane up to land including Riverdale House, Cottage and Great Oaks Farm, returning easterly to Royden Lane. East passing south of Dunsford Farm up to the land adjoining Lymington River. North following the river to land including The Old Mill House. East along the boundary of Mill Copse to include the plots of land north and east of St John’s Church. South along the east side of Church Lane to Slade Farm. East at Slade Farm to the north side of the track and then south to include Slade Farm and immediately surrounding land. South along the rear boundaries of the properties fronting Church Lane at Pilley up to the junction with Pilley Hill/Pilley Street and land including Kenilworth House to the north of Pilley Street. East along the field and property boundaries to the north and east of Pilley Street and May Lane to the land including Rob Roy Cottage, then north to include the small fields to the east of Bay Cottage, Monks Oak, Cobblers Paddock, Monks Cottage and the Rosary. East north of the Rosary to include the access track to the Rosery and Envy Cottage at Pilley Bailey. North east along the west side of the track to the fork south and then south along the east side of the adjoining track including the verge to the land including Rose Cottage. East to the land including Plot Cottage, then following the boundary to the south of the allotment gardens up to the boundary with Beaulieu Heath. Then south along the boundary with Beaulieu Heath to the junction with the B3054. Continuing east along the boundary with Beaulieu Heath to Norleywood Road. Following the east side of Norleywood Road south to the junction with Thatchers Lane, then north continuing around the boundary of Norley Inclosure, encompassing Norley Farm and surrounding fields, to the boundary with Beaulieu Heath, Parish boundary. Following the Parish boundary south to the junction with Norleywood Road, then east and south along the east side of Norleywood Road to the junction with Lymington Road. North east along the north side of Lymington Road to the junction with Main Road. North along the west side of main road and the boundary with Beaulieu Heath to include the square allotment plot opposite properties between Heatherlea House and Heathlands, continuing north along the west side of main road, to include the allotment plot opposite properties West View Bungalow to Ivy Roost. North to encompass the land including Harepath and north to include the allotment plot opposite Somerfield and Plovers. North to Little Moorland Cottage and west, north then east to follow the boundary with Bagshot Moor around the land including the properties to the west of Main Road up to and including land including Old Tinsleys, Tinsleys, The Old Coal Stores, 1 and 2 New Inn Lane and the adjoining allotment plot. North along the west side of East Boldre Road up to the junction with the fork to the B3054. Including the fork road and then north along the west side of the B3054to the junction with and crossing over the B3055, then north along the western side of Furzey Lane to land including Forest End. North following the west boundary of the land including the properties to the west of Furzey Lane, along the Parish boundary, crossing the Parish boundary to include the triangular piece of land to the north of Forest Heath. Then returning to follow to the north the west side of Furzey Lane and the Parish boundary up to the footbridge beyond Odways. East and south to follow the boundary with Abbotstanding Wood to the junction with the track which leaves Furzey Lane south of Furzey View. South along the east side of the track to the track to rear of Vine Cottage. South along the east side of the track to include the buildings and small area of land and buildings east of Barns Close. South to include the small area of land to the east of Hatchett Mead, south to include the land including Boundary House, Wykoff and Peachtree House and Hatchett Gate, up to and crossing the B3055. South along the Parish boundary to the point at which the boundary goes east, there continuing south along the eastern edge of the property boundaries up to Gaza Avenue. At Gaza Avenue continuing south to exclude the buildings and associated land of Sweyns Lease, Warton Close and Strawberry Fields up to Cripplegate Farm. East then south around the land including buildings to the north of Cripplegate Farmhouse up to and crossing Cripplegate Lane. West to include the verge of Cripplegate Lane, north of West Cottage, turning south at the junction with the land including East Boldre House and continuing South to the land of Newhouse Farm. Southwest, north of the land to Newhouse Farm to the cattlegrid, crossing Church Lane to run south to include the Beaulieu Rails alongside the Parish boundary, to the junction with St Leonards Road. Crossing St Leonards Road and continuing south to the track then west along the south side of the track up to Rowes Lane and continuing east and south along the East Boldre Parish boundary to the Boldre Parish boundary. South along the western boundary of Sowley Copse and Sowley Brooms to the junction with Sowley Lane. West along the south side of Sowley Lane to the land including 1 Tanners Lane and south along the property boundaries east of Tanners Lane to the coast. West following Mean High Water to Undershore Road at the Ferry Terminal carpark. Then following the National Park boundary to Bridge Road.
