NOTICE OF THE DESIGNATION OF A CONSERVATION AREA (REVISED BOUNDARY) IN CROMFORD, DERBYSHIRE

Notice is hereby given of a revised boundary for the Cromford Conservation Area in Derbyshire. The revised boundary (to the original designation of 1971 and its subsequent extensions of 1978 and 1990) comprises further extensions to the east and south of the existing Conservation Area boundary. These include: To the east - the parkland landscape to the south-east of Rock House, the full length of Cromford Canal between the wharf and High Peak Junction; the parkland landscape of Cromford Meadows and the 1849 railway line. To the south - allotments and outbuildings to the rear of Cromford Hill behind numbers 152 to 156 The Hill, in addition to the properties fronting the Hill. To the south - historic estate cottages and their smallholding setting and outbuildings between Cromford Hill, Barnwell Lane, Baker’s Lane and the High Peak Trail. The effect of the designation broadly comprises: Any new development should preserve or enhance the character and appearance of the conservation area, or at least not detract from it. Planning permission is required for: most extensions, as there is a reduced maximum size of extension that can be built on a dwelling house; for a satellite dish on a building elevation or roof slope which is facing onto, or is visible from a highway; on a chimney; or on a building higher than 15metres; for an addition or alteration to the roof which increases the overall size of the house and to clad any part of a building. for erecting or altering a separate building or structure in the curtilage of a house where that building is greater than 10cubic metres. Six weeks written notice of proposed works to fell, lop or top a tree, needs to be made to the Local Planning Authority. The Local Planning Authority can consider enhancement schemes for the area and grant aid the same. Conservation Area Consent is required to demolish any building greater than 115cubic metres and may be required for the demolition of walls, gates or fences (dependent on their height).
