ST NEOTS, EYNESBURY AND EATON SOCON CONSERVATION AREAS AMENDMENTS TO EXISTING BOUNDARIES
Notice is hereby given, that on 19 October 2006, Huntingdonshire District Council designated the areas described in the Schedule to this notice as the St Neots Conservation Area, in accordance with section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990. This results in the extension and amalgamation of the existing St Neots, Eynsbury and Eaton Socon Conservation Areas. The effect of the designation is that: 1. In exercising certain functions, including the determination of planning applications, special attention will be paid to the desirability of preserving or enhancing the character or appearance of the area. Planning applications for development, which will affect the character or appearance of the conservation area, will be advertised and representation made thereto will be taken into account. 2. Subject to certain exceptions, Conservation Area Consent is required for the demolition of a building in the conservation area. 3. Anyone proposing to cut down, top or lop any tree in the area, subject to certain exceptions, is required to give the local planning authority 6 weeks’ prior notice of the works, otherwise they may be guilty of an offence. 4. Planning Permission is required for certain types of development that are elsewhere deemed as permitted development by the Town & Country Planning (General Permitted Development) Order 1995. 5. Advertisement Consent is required for the display of certain advertisements, which elsewhere may be displayed without consent. Schedule Moving clockwise from the northern edge of Priory Park adjoining the junction of Huntingdon Road and Priory Hill Road, the boundary runs eastwards on the north side of Priory Hill Road until opposite the west boundary of 28 Woodlands, where it crosses the road southwards and runs along the western boundaries of 23-28 Woodlands. From here it passes around the rear boundaries of 4-11 Woodlands, and then to the rear of 21 Rowley Road. It then passes on the south side of Rowley Road to the west boundary of 19 Rowley Road, and then south-westwards along the rear boundaries of properties until the rear of 6 Heron Court. It then runs southwards to Longsands Road adjoining 75 Longsands Road. From here, it runs along the north side of Longsands Road until the pedestrian entrance to Longsands Community College, travelling westwards along this path and then outside the external perimeter of the college buildings until it drops due south to align with Rope Walk adjoining 41 a Kings Road. The boundary then continues to pass south of the east side of King’s Lane, turning into Green End until the frontage of 2 Green End. At this point it crosses the road and runs along the rear boundaries of all properties fronting onto Fox Brook, crossing Springfield Close and then continuing along the rear boundaries until Longsands Road, where it passes southwards on the east side of Longsands Road, across Cambridge Street to the front boundary of 178 Cambridge Street. The boundary then follows the front boundaries of properties moving westwards, across Manor Farm Road, along the north boundary of 1 Manor Farm Road and then follows the rear boundaries of properties backing into the brook southwards until Manor Grove, where it returns to run along the south boundaries of Shortsands, Bethany Francis House, Brambles, 102 Cambridge Street and 3 Shortsands Yard. It then crosses Shortsands Yard and runs along the rear boundaries of 54-92 Cambridge Street. The boundary then includes the open land to the west of 54 Cambridge Street before running along the rear boundaries of all properties fronting Sandfields Road and Brown’s Square until the junction with Chestnut Grove, incorporating all open space to the west of this line. The boundary then passes north-westwards along the side/rear boundaries of properties backing onto Fox Brook until it meets the existing Eynesbury Conservation Area boundary at the rear of 15 a Chestnut Grove. The boundary follows the existing course, but is now extended to include 7, 9 and 11 Howitts Lane. From the front boundary of 11 Howitts Lane, the boundary passes along the north side of the Lane until it crosses to meet the existing boundary outside 21 Howitts Lane. The boundary remains as existing until outside 13 Mountfort Close where it runs along the frontage boundary of 7-13 Mountfort Close, where it crosses the road southwards to follow the frontage boundary of 2 Barford Road, crossing Barford Road and then running along the south boundary of 5 Barford Road into Hardwick Road. It follows the west boundaries of 1-5 Barford Road, the Cambridgeshire Hunter Public House and 80-82 Berkley Street where it meets the existing boundary. The next amendment to include additional land occurs at the south boundary of 21 Luke Street, where the boundary now runs along the north boundaries of properties fronting Ferrars Avenue until the rear of 67 Ferrars Avenue where it passes north along rear boundaries to meet the existing boundary at the rear of 69 Luke Street. The next extension of the existing boundary occurs adjacent to 2 Hardwick Road where the existing boundary now runs westwards across Hardwick Road, along the north boundary of 1/3 Hardwick Road and then due southwards along the rear boundaries of all properties along the west side of Hardwick Road until the rear boundary of 85 Hardwick Road. From here the boundary runs along the St Neots Community College boundary until the drain to the north of Pearson Close. It then runs west for 125 metres and then passes south along the eastern edge of the open water to the swing bridge and then continuing southwards on the east side of the River Great Ouse to the north side of the A428. From here, it runs westwards along the highway boundary until the Colmworth Brook, which it then follows northwards until the north boundary of 17 Colmworth Gardens. The boundary then passes west to the rear boundary of 8 Colmworth Gardens and then south to the rear boundary of 10 Ackerman Gardens, then west across Ackerman Gardens to the rear of 11 Ackerman Gardens, then north to the rear of 20 Ackerman Gardens, then west to emerge on Simpkin Close where it meets the existing boundary of the Eaton Socon Conservation Area. This boundary remains unchanged until the rear of 25 Simpkin Close where it runs eastwards to the west boundary of 23 Simpkin Close and the south to include the land associated with Silver Birches and 98 a Great North Road where it rejoins the existing boundary. The boundary continues as existing, but then extends to include 112-114 Great North Road, the nursery building to the rear of Willow House, the rear boundary of 119 Great North Road, the Wheatsheaf Public House, 23, 25 and 34 Drake Road where it rejoins the existing boundary. The boundary continues along the existing course until the rear of 161 Great North Road where it runs along the rear boundaries of 161-165 Great North Road, including 81, 30-34 Wilkinson Close where it rejoins the existing boundary. The boundary continues along its existing course until 1 Bushmead Road where it crosses Bushmead Road to run eastwards to Great North Road on the north side. It then runs north along the front boundaries of properties to 219 a Great North Road, running west to the rear boundary and then following the rear boundaries of 219 a-267 Great North Road where it meets Duloe Brook and then rejoins Great North Road, moving north before following the rear boundaries of 273-277 Great North Road before returning to the Great North Road, crossing the north side of the roundabout and then running along the north side of St Neots Road before running to the rear boundaries of 5-25 St Neots Road and 1-46 The White House, 29-95 St Neots Road, 1 and 5 Green Gables, 99 Great North Road and 1-5 Eaton Ford Green. From here it runs due north along the west boundary of 7 Eaton Ford Green to the rear boundary of 34 Hanover Close and then eastwards to the rear of 107 s St Neots Road, then northwards across Hanover Close, to the west of 1 Hanover Close and then following the rear boundaries of 1-103 Crosshall Road. From here the boundary crosses Milton Avenue and then runs to the east of properties at 105-113 Crosshall Road. It then passes to the west to include 12-16 Stevenson Court, 115-147 a Crosshall Road, including the open land to the west of 147 a Crosshall Road, 149-163 Crosshall Road. At this point, the boundary moves to the frontage of properties at 165-211 Crosshall Road. Here, it includes the roundabout and the Eaton Oak Motel and associated grounds, crossing the road at the A1 boundary and continuing along this boundary northwards, along the west side of the golf course to the River Kym. It then follows the north bank of the River Kym eastwards to its junction with the Great Ouse. It then follows the north/west bank of the Great Ouse to Mill Road where it includes the path alongside the river at Little Paxton. It follows this path until a point at the rear of 38 The Crofts, where it runs eastwards to rejoin the river bank until opposite the sewage works where it crosses the river and runs along its south/east bank, excluding the sewage works, for a distance of 500 metres until dropping due south to meet Mill Lane. From here it runs along the east boundary of Islands Common to the rear of 28 Lammas Way, and then to the rear of 24 Barnes Close and then west following rear boundaries to the rear of 79 Huntingdon Street. It then passes across Huntingdon Street on the north side of 79 and then to the rear of 44-48 Huntingdon Street. From here it passes across Dove House Close and along the rear boundaries on the south side of the Close and through to Kings Road, where it passes due north following the course of Shady Walk to the rear boundary of the Bowling Centre, when it returns west to Huntingdon Street, and then northwards to the start position at the roundabout on Mill Lane. Properties in River Road, Ouse Road, Brook Road, Kym Road, Welland Court, Ivel Close, Weston Court, Nene Road, Wheatsheaf Road, Field Cottage Road, Barley Road, Clover Road, Falstaff Road, Capulet, Kenilworth Close, Avon Court, Shakespeare Road, Stratford Place, The Crescent, Hathaway Close and Warwick Close are excluded from the area described above.
