PLANNING (LISTED BUILDING AND CONSERVATION AREAS ACT) 1990.70.8

Notice is hereby given that Sevenoaks District Council has reviewed existing conservation areas at Bessels Green, Brasted, Brasted Church, Cowden, Eynsford, Farningham, Fordcombe, Halstead, Heaverham, Hoath Corner, Hodsoll Street, Horton Kirby, Kemsing, Markbeech, Seal, Shoreham High Street, Shoreham Mill Lane, Sundridge, Swanley Village, and Westerham and resolved on 11 April 2006 that the boundaries should be varied under section 69 of the above Act. The Council will vary the Bessels Green Conservation Area by including the garden and the rear boundary of Southdown House, Park Place and Park Lodge the former lodge to Chipstead Place. The Council will vary the Brasted Conservation Area by including Combe Park Lodge and the associated gardens, bridge, ponds, structures and landscape features adjacent to the River Darent. The Council will vary the Brasted Church Conservation Area by including Chestnut and Fir Cottages together with Mill Meadow. The Council will vary the Cowden Conservation Area by including: the Mead Field, Little Priors and Priors Croft Spode Lane, a timber framed agricultural building and the adjacent pond on the south side of Spode Lane, and to the south the Old School House and School Cottage. Also included is the whole area covered by The Old Mill and Mill House, a ‘holloway’ lane lined with ancient oaks linking them to the village and the church footpath which in part follows the Mill leat and Picketts Mead. The modern extension to the church graveyard, with an attractive gothic timber gateway is also included. The Council will vary the Eynsford Conservation Area by including the recreation grounds situated to the east, accessed via Bower Lane, and the cricket ground; the open area and back gardens adjacent to the allotments, at the east end of High Street. In addition the west end of Riverside, close to and beyond Home Farm up to and including the whole of the listed part of the railway viaduct; and Riverway through to 36 Riverside. The Council will vary the Farningham Conservation Area by including the small workshop to the rear of Old Parsonage House; 1-21 London Road and The Farningham (a former pub). The Council will vary the Fordcombe Conservation Area by including: Wayside adjacent to Church Cottage and the whole of the gardens of Holly Cottage and Farthings together with The Old Vicarage. Also included at the south-eastern end of the village are King’s Meadows and its gardens and the ponds and trees behind Tender Meads. In addition, Mitre Farm and associated properties forming a group of early farm buildings are included and the treed field to the west; the land south of Kings Meadow, with its associated ponds, old workings and trees. The Council will vary the Halstead Conservation Area by including the paddocks to the east of Halstead Hall; land rear of The Spinney Cottage and Village House; 14 to 54 Station Road; the Recreation Ground; Kent Acre; and Avebury, Holly Cottage and Tudor Cottage; 5-13 Station Rd; Walnut Tree Field; Kent Acre and the Old Rectory; Halstead Place, St Margaret’s Church and the Old Rectory together with two paddocks and a wooded area rear of Village House. Church Road and 3-11 Otford Lane terminating at Cromlix are also included. The Council will vary the Heaverham Conservation by including the garages beyond New Cottages, the whole residential plot at Nearly Corner, West Lodge, Broughton and woodland east of Ivy cottage; the field and treed ponds south of Manor House; Crowdleham and associated buildings including a lodge, oast house and farm buildings. The Council will vary Hoath Corner Conservation Area by including open land, ponds, streams and outbuildings north of Cares Cross, Apple Tree, and Pear Tree Cottages; the former allotment gardens and open land to the south of Truggers Lane; the rear part of the gardens of Spoke Shave and Puckden and the tree lined former Rock Quarry. The Council will vary Hodsoll Street Conservation Area by including Kalamunda and the strip of land to the south, Leaders, and the adjacent pond; Brickwood and the wooded plots, the field, well and copse around the village hall together with Home Farm and its associated oast and farm cottages. The Council will vary Horton Kirby Conservation Area by including a further small area of Westminster Fields; the graveyard opposite St Mary’s Church and the small 19th Century houses of Russell Terrace. In addition, selected houses close to Russell Terrace in Lombard Street and Bull Fields to the north-west are included. The Council will vary Kemsing Conservation Area by including an area of woodland and mature trees north of Wybournes, St Edith’s Farm Cottage and the field behind; Ivy Farm House and the adjacent older cottages in West End; all of the south side of West End up to number 53, but excluding the garage and shops. The Council will vary Markbeech Conservation Area by including the gardens to Buckhurst Cottage and Lower Buckhurst, an area to the west and the area to the south-east of Ashtrees excluding the pond. The Council will vary Seal Conservation Area by including the recreation ground and adjacent allotments; the field adjoining the Church to the west; Garden Terrace; and the remaining house and grounds of Little Wildernesse, and a small part of the recreation ground and the allotments. In addition, the complex of small plots on rising ground around Garden Terrace, including a small stone building, and the well treed background setting to Garden Terrace. The Council will vary Shoreham High Street and Church Street Conservation Areas by including the recreation ground and water meadows; the building and grounds of The Mount; the Boakes Meadow/Orchard House area and the allotment gardens east of the High Street. The Council will vary Shoreham Mill Lane Conservation Area by including the gardens of Oxbourne House; Little Oxbourne and The Mill House; Crown Road and Riverdale Terrace. The Council will vary Sundridge Conservation Area by including Combe Bank School buildings, walls, parkland and drive, Little Combe Bank; South Lodge, Sundridge Place, The Red House and the White House and their grounds; and the group of buildings including the Listed buildings of Bishop’s Court and Bishop’s Cottage. In addition the old Mill Pond, 27-73 Main Road; the river Darent water meadows area and 199-239 Main Road, including the Village Hall. The Council will vary Swanley Village Conservation Area by including Lower Daltons, Coldharbour on Button Street; the allotments to the south of Red House and Old Place Farm; small areas of highway land and houses in west Swanley Village Road. The Council will vary Westerham Conservation Area by including part of Squerryes Court Estate and the adjacent Home Farm and Park Lodge. Also included are Osprey House on the corner of Black Eagle Close, and the small units 1-4 Horton Way; Little Grange, The Cottage and the car park r/o 24-26 High Street. Plans showing the new boundaries for Bessels Green, Brasted, Brasted Church, Cowden, Eynsford, Farningham, Fordcombe, Halstead, Heaverham, Hoath Corner, Hodsoll Street, Horton Kirby, Kemsing, Markbeech, Seal, Shoreham High Street, Shoreham Mill Lane, Sundridge, Swanley Village, and Westerham conservation areas may be inspected during normal office hours at Sevenoaks District Council planning reception, Community and Planning Services, Council Offices, Argyle Road, Sevenoaks, Kent TN13 1HG. The effects of designation: A conservation area is an area of special architectural or historic interest, the character or appearance of which it is desirable to preserve and enhance. Within a conservation area additional planning considerations are applicable. Additional publicity is given to proposals for development which would affect the character or appearance of the area. Permission must be obtained from the planning authority before buildings are demolished. Trees are protected, by the requirement that the planning authority be given 6 weeks’ notice before lopping or felling is to be carried out.
