PLANNING (LISTED BUILDING AND CONSERVATION AREAS) ACT 1990 (SECTION 69)

HITCHIN CONSERVATION AREA

NOTICE IS HEREBY GIVEN that on 26th July 2011, North Hertfordshire District Council adopted a revised character statement relating to Hitchin Conservation Area (originally designated in March 1969 and first reviewed in January 1998). As a result of this second review, the Hitchin Conservation Area has been extended. The changes are in accordance with Section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990, and are to ensure that Hitchin Conservation Area remains an area of special architectural or historic interest.

The principal effects of the conservation area designation are as follows:

  • 1 The Council is under a duty to prepare proposals to ensure the preservation or enhancement of the area.
  • 2 Consent must be obtained from the Council for the substantial or total demolition of any unlisted building (exceeding 115 cubic metres) in the area.
  • 3 Six weeks’ notice must be given to the Council before works are carried out to any trees in the area.
  • 4 Special publicity must be given to planning applications for development in the area.
  • 5 In carrying out any functions under the Planning Acts (and, in particular, in determining applications for planning permission and listed building consent), the Council and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.
