SECTION 70 PLANNING (LISTED BUILDINGS & CONSERVATION AREAS) ACT 1990

NOTICE OF BOUNDARY AMENDMENTS TO WAXWELL LANE CONSERVATION AREA

NOTICE is hereby given in pursuance of Section 70 of the Planning (Listed Buildings and Conservation Areas) Act 1990 that after a period of consultation from 9th November 2016 to 21st December 2016 and a meeting of its Cabinet held on 15th June 2017, the London Borough of Harrow (“the Council”) determined to amend the boundaries of the conservation area, known as Waxwell Lane Conservation Area as described in the Schedule to this Notice.

The principal effects of the properties specified in the Schedule to this Notice being included in the Waxwell Lane Conservation Area are as follows:

1) The Council is under a duty to ensure the preservation or enhancement of the conservation areas.

2) Planning permission must be obtained from the Council for the demolition of any building in the area.

3) There are some restrictions to permitted development rights as a result of conservation area designation.

4) Special publicity must be given to planning applications for development in the area.

5) In carrying out any functions under the Planning Acts (and, in particular, in determining applications for planning permission and listed building consent), the Council and the Secretary of State are required to take into account the desirability of preserving and enhancing the character of the conservation areas.

6) Six weeks notice must be given to the Council before works are carried out to any tree in the area.

The Schedule

The following properties will now be included in the Waxwell Lane Conservation Area:

a) 60-68 (even numbers only) Waxwell Lane

b) 2 and 3 Little Common

c) the Post Office, Bridge Street

d) all of the Little Common open space

In addition, the Post Office on Bridge Street shall also be included on the Council’s local list of buildings, which includes sites that are of local importance only.
