PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990, SECTION 69

ETHELBERT ROAD ANS ATHELSTAN ROAD, CLIFTONVILLE, MARGATE CONSERVATION AREA DESIGNATION

Notice is hereby given that on 20 January 2015 Thanet District Council, in pursuance of its powers under Legislation section: section 69 of the Legislation: Planning (Listed Buildings and Conservation Areas) Act 1990, as amended, designated the area specified in the Schedule hereto as the Ethelbert Road and Athelstan Road Cliftonville, Margate Conservation Area, the said area being an area of special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance.

The effect of the designation is summarised as follows:

1 Anyone wishing to demolish a building or part of a building within the conservation area must first obtain permission from the District Council (as the Local Planning Authority). Certain buildings are excluded from this requirement.

2 Anyone wishing to cut down, lop, top, uproot or do any work to trees within the conservation area, must give 6 weeks prior notification to the District Council unless the trees are already protected by a Tree Preservation Order, in which case, an application for consent is required.

3 The District Council has a duty to formulate and publish proposals for the preservation and enhancement of the area.

4 In the exercise of its powers under the planning Acts and other relevant legislation, the District Council has a duty to pay special attention to the desirability of preserving or enhancing the character or appearance of the conservation area.

5 Planning applications for development, which would, in the opinion of the Local Planning Authority, affect the character or appearance of the conservation area, must be given publicity. Representations received as a result will be taken into account when determining such applications.

6 There are restrictions on permitted development rights.

7 The right to display certain types of illuminated advertisement without consent is excluded.

• 16 to 20 Cliff Terrace

• 1 to 11 Ethelbert Terrace

• 1 to 12 Ethelbert gardens

• 1 to 19 Sea Court
