NOTICE OF MODIFICATIONS TO CONSERVATION AREA
EAST BRIDGFORD CONSERVATION AREA

Notice is given under the Planning (Listed Buildings and Conservation Areas) Act, section 69, that the Rushcliffe Borough Council has modified the boundary of the East Bridgford Conservation Area. Rushcliffe Borough Council has determined that the areas described in Schedule 1 to this notice are areas of special architectural or historic interest the character of which it is desirable to preserve or enhance and has accordingly extended the East Bridgford Conservation Area, so as to include these areas. The effect of the designation of the conservation area is as follows: 1. Conservation area consent will now be required for the demolition of all unlisted buildings (other than excepted buildings) in the area; 2. Planning applications for development which would in the opinion of the local planning authority affect the character or appearance of the conservation area must be given publicly and representations received as a result of the publicity must be taken into account in determining the application; 3. It becomes an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the local planning authority; 4. The local planning authority is now under a duty to formulate and publish proposals for the preservation and enhancement of the area. Rushcliffe Borough Council has determined that the areas described in Schedule 2 to this notice are no longer areas of special architectural or historic interest the character of which it is desirable to preserve or enhance. It has accordingly excluded these areas from the East Bridgford Conservation Area. A map of the conservation area may be inspected, free of charge, during normal office hours at the offices of the local planning authority, at Rushcliffe Borough Council, Civic Centre, Pavilion Road, West Bridgford, Nottingham NG2 5FE. Schedule 1 (Areas to be added to East Bridgford Conservation Area) Blenheim Gardens: odd and even Nos 1-4. Brickyard Lane: odd Nos 1-5, 25; even Nos 2-8. Nos 21, 23 extending 16 metres into their curtilages from the highway boundary. Bridle Ways: odd and even Nos 1-12. Brooks Close: odd and even Nos 1-7. Browns Lane: odd Nos 9-21. Burneham Close: Nos 1, 2, 3, 7, 8, 9. Butt Lane: No 2 (Medical Centre). Cherryholt Close: odd Nos 1-9; even Nos 2-10. Cherryholt Lane: odd Nos 1-9, 13-17; areas completing the curtilage of No 11; even Nos 2-10. Closes Side Lane: No 1. College Street: areas completing the curtilages of odd Nos 31-33 a; odd Nos 47-53; No 2 a. Cross Lane: even Nos 34-36. Farm Close: odd and even Nos 10-22. Hackers Close: areas completing the curtilages of Nos 2, 4; No 3 Kirk Hill: Nos 11, No 8 (Hill Farm) the curtilage of the farm buildings and adjacent land as far as the former boundary of the conservation area to the east and south-west. A strip of land extending 30 metres east of the highway boundary between No 11 and the eastward bend in the road to the south-west. All the land between the curtilages of even Nos 10-14 and the A6097 to the south and as far as its junction with Kirk Hill to the east. Kneeton Road: No 18 a, even Nos 42-72; odd Nos 67- 77 b; Nos 95 a (Manor Farm), 97 (Hinchley Farm) extending 15 metres into their curtilages from the highway boundary. Lammas Gardens: odd and even Nos 1-5; The Old Stables. Lammas Lane: odd Nos 1-5; even Nos 2-4. A strip extending 10 metres back from the eastern and northern boundaries of the highway between No 4 and the junction with Kneeton Road. Ludgate Drive: odd and even Nos 1-3. Main Street: odd Nos 63-115; even Nos 14-16, 32-74. Straws Lane: No 52. The Lyngs: even Nos 2-10. Trent Lane: Banks on either side of the road between the highway boundaries and adjacent fields extending 110 metres north-west from the former conservation area boundary; field on the south side extending 50 metres north-west and 30 metres south-west from the boundary of St Peter’s Churchyard. Walnut Tree Lane: No 31, area completing the curtilage of “The Old Egg Farm”. Schedule 2 (Areas to be removed from East Bridgford Conservation Area) College Street: strip in road opposite Nos 30-34. Crossways Drive: odd Nos 23-29; even Nos 16-30. Mill Heyes: odd Nos 1-11; even Nos 2-14. Straws Croft: odd and even Nos 1-8. Straw’s Lane: odd Nos 37-43.
